Responsibilities

Complete Building Services is seeking a Building Automation System (BAS) Manager to oversee the operation, performance, and optimization of building automation systems across a large campus. This role combines technical expertise, strategic oversight, and team leadership to ensure reliable, energy-efficient, and high-performing buildings.

 

The BAS Manager is a leadership role with full accountability for the technological and operational success of the facility’s control systems. This individual provides end-to-end oversight of BAS operations, ensuring optimal building performance, energy efficiency, and strict adherence to contractual obligations. Beyond technical knowledge, this role is responsible for the strategic management of staff.

 

Schedule: Monday–Friday, 6:00 AM – 2:30 PM
Compensation: Up to $60/per hour, depending on experience

 

 

Key Responsibilities

 

Team Leadership & Management

  • Strategically manage, direct, and develop a dedicated staff of 8 personnel.
  • Contractual Compliance: Ensure strict adherence to all operational guidelines and contractual obligations.

BAS Operations & Optimization

  • Ensure reliable operation, monitoring, and optimization of BAS systems across all campus buildings.
  • Troubleshoot hardware, software, and network issues to minimize downtime.
  • Adjust controls, schedules, and setpoints to support energy efficiency, occupant comfort, and operational goals.
  • Support energy management initiatives and demand-response programs.

System Maintenance & Technical Oversight

  • Maintain, calibrate, and upgrade BAS hardware, software, and controllers.
  • Implement programming changes, sequence-of-operations updates, and graphics/interface enhancements.
  • Oversee commissioning, retro-commissioning, and system upgrades to ensure optimal performance.

Collaboration & Compliance

  • Review and approve design drawings and construction submittals for compliance with campus BMS standards.
  • Define and track key performance indicators (KPIs) to assess the effectiveness of daily BMS operations.
  • Understand and support campus reporting needs, identifying appropriate tools analytics solutions.

Qualifications

Minimum Qualifications

  • Bachelor’s degree in Mechanical/Electrical Engineering, Computer Science, or related field (or equivalent experience).
  • 5+ years of BAS/BMS experience in operation, programming, maintenance, or optimization, preferably in a large campus or institutional environment.
  • Must have a proven track record of managing a team of at least five direct reports.
  • Full proficiency in BAS programming, network architecture, and HVAC mechanical sequences.
  • Strong knowledge of HVAC controls, automation systems, and energy management principles.

Preferred Qualifications

  • Experience with BAS platforms such as Johnson Controls, Siemens, Trane, or Niagara.
  • Familiarity with communication protocols (BACnet, LonWorks, Modbus).
  • Industry certifications such as Certified Energy Manager (CEM), Certified Automation Professional (CAP), or BACnet Certification.
