Responsibilities

Essential functions and responsibilities will include:

 

  • Develop and implement a comprehensive maintenance program for all building systems, including HVAC, plumbing, electrical, elevators, fire safety, and other critical infrastructure.
  • Conduct regular inspections to identify and address potential issues before they become major problems.
  • Coordinate with external contractors for specialized repairs and maintenance.
  • Respond promptly to emergency situations and breakdowns to minimize downtime. Must be available for after-hours calls and responding to emergency situations.
  • Stay informed about local building codes, safety regulations, and environmental standards.
  • Oversee and manage the building automation system to ensure peak energy performance is always maintained. The BAS monitors all HVAC systems 24/7 365 Days.
  • Implement energy-saving initiatives to improve the building's sustainability and reduce operational costs.
  • Manage and supervise a team of maintenance personnel including subcontractors.
  • Ensure tenant requests are responded to 24/7 365 days.
  • Coordinate with local emergency services and ensure staff are trained for emergency situations.
  • Ensure that the property, including the community pools, complies with all relevant codes and regulations, and coordinate inspections as required.
  • Oversee the maintenance and operation of critical safety systems, including fire alarms, life safety systems, and emergency generators.
  • Maintain accurate Computerized maintenance management systems (CMMS) records all maintenance activities, repairs, and equipment inventory. Familiarity with computerized maintenance management systems (CMMS) is a plus.
  • Manage unit turnover process and assist in the completion of make ready units.
  • Monitor inventory of maintenance and cleaning supplies, facilitating accurate replacement orders.
  • Continuously inspects the property for safety hazards that pose a liability or potential liability and corrects same immediately, advising supervisor of necessary action.
  • Shares on-call duty and is available at all times via cell-phone, unless previous arrangements have been made.
  • Performs reasonable duties under supervisor's direction in completing resident work orders and requests for service.
  • Incorporates both safety and customer service in performance of all job duties.
  • Knows the location of gas and water meter emergency cut offs, all apartment and fixture cut offs, and sewer clean outs.
  • Responsible for the security of the property at all times. Keeping all keys to the property on his/her personal possession, and refuse to give any unauthorized person “master” keys. Master keys are never permitted to be given to contractors, vendors, or other persons not employed by the Company.
  • Performs supplemental exterminations as needed and allowed by law in vacant units, ant beds, etc.
  • Travels to suppliers to pick up parcels and supplies as directed.
  • Maintains positive relationships with on-site management and office personnel, other service technicians and residents of the property.

Base hours: 7:00 am–3:30 pm Flexability is a must

Salary $38–$40 per hour

Qualifications

Please review the qualifications needed for the role:

  • Minimum 10 years working experience in residential properties.
  • Proven experience in building maintenance and engineering management, in a high-rise residential setting.
  • Strong knowledge of building systems, local codes, and safety regulations.
  • Excellent leadership, communication, and interpersonal skills.
  • Ability to analyze and solve complex technical problems.
  • Universal EPA certification
  • Strong HVAC, electrical and plumbing skills
  • Central HVAC plant and water source heat pumps experience a MUST.
  • HVAC water treatment experience a MUST.
  • Apartment turnover experience
  • General carpentry, dry-wall and patch repair and painting skills
  • Appliances troubleshooting and repairs experience.
