Complete Building Services (CBS) is interviewing for a Chief Engineer with a Maryland First Class license to oversee a large building near Baltimore. The Chief Engineer is responsible for all mechanical and electrical operations, maintenance, plumbing, keying, lighting, life safety, and energy management within the facility. 

Responsibilities

Complete Building Services is hiring an experienced Chief Engineer with a Maryland First Class License to oversee a large commercial Class A building near Towson, Maryland.

 

Duties:

  • Check building systems and operating conditions to ensure tenant comfort while maximizing energy savings
  • Respond and interact with building tenants addressing any issues or concerns, identifying both short- and long-term solutions
  • Perform diagnostic and repairs on building systems ensuring adherence to engineering best practices
  • Prepare work schedules, assign preventative maintenance work utilizing Maximo CMMS to extend useful life of building equipment
  • Provide Quality Control inspections on the work of subordinates and subcontractors to ensure maximum efficiency, economy, and work quality
  • Facilitate effective communications and coordination between property management, engineering teams and maintenance staff
  • Evaluate Property Management requests for tenant improvements, defining project scope, interaction with engineering teams for concurrence and approval
  • Manage document and files per building standards to comply with reporting requirements and audits from local authorities having jurisdiction
  • Identify subcontractors, solicit proposals, respond to Request for Information, review proposals and recommend qualified vendors to property management and engineering for project ranging to several thousand of dollars to more than one million
  • Create project schedules, supervise subcontractors ensuring compliance to project scope, time-lines, budgets, completing inspections, developing punch list and proper contract close out documents including as built drawings, product information and warranty information
  • Train, or arrange for training of, Contractor employees in the proper maintenance of building systems
  • Establish clear expectations, objectives and performance goals for team members
  • Promote and ensure team adherence to all safety protocols and requirements
  • Coordinate, schedule maintenance and repair work on a daily basis to provide on-time delivery of contract requirements
  • Proficiency with word processing, spreadsheet and project tracking software

Qualifications

Please review the qualifications needed for the role:

  • Maryland First Class license required
  • Have three (3) years’ experience within the last five (5) years in a supervisory capacity for an operation and maintenance in a commercial building that is 300,000 square feet +
  • Ability to work on several project simultaneously including HVAC, Elevator, Plumbing, Fire Alarm, Electrical Switchgear and Motor Control Centers and Building Automation Systems
  • Strong communications and interpersonal skills to ensure teamwork and positive tenant relations
  • Working knowledge of Siemens Apogee BAS, reviewing equipment sequence of operations and digital controls
  • Proven experience in operating commercial building plant with multiple chillers
  • Strong mechanical aptitude interpreting blueprints and building drawings
  • Demonstrate a working knowledge of engineering and building systems
